Complete and truthful applications from all adults - We require a separate application from each adult who will live in the rental. We will reject applications that contain information that we cannot verify or that are incomplete (if a particular item does not apply to you, be sure to write "n/a" on the line so we know that you did not skip it). We will reject applications that list false information, and will terminate the tenancy of anyone who has made a materially false statement on the application that we discover after accepting the applicant.
Meet the basic rental terms -Each applicant must be able to meet and agree to our basic rental terms including: paying the rental payment each month, security deposit, the tenants allowed, lease period, and pet policy.
We follow fair housing laws - We will fully comply with the federal
fair housing laws and will not discriminate on the basis of race, color,
age, national origin, familial status, disability, or sex. We will
also follow any state and local laws that forbid additional types of
discrimination.
Occupancy policy
- In keeping with our State's fair housing laws, four people is the maximum
number of tenants and overnight guests allowed to occupy the house at one time.
Housemates/Roommates are not permitted. Each adult will be
screened, and must qualify to be able to pay the monthly rent on their own.
Overnight Guest(s) - Occupancy by overnight guest(s), defined as any person
or people staying on the premises overnight that are not listed on the
Residential Lease
Agreement as Tenant(s) or Permitted occupant(s). for more than seven nights in any
(30) day period is prohibited without the Landlord's prior written consent.
Reoccurring and frequent overnight guest(s) are prohibited. Overnight guest(s) are not permitted to have pet(s) on the premises.
Applicants' identification
- We will need a current photo ID from each adult applicant, such as a driver's
license, passport, or military or state identification card. We will need a
Social Security number or Individual/Taxpayer's ID number (ITIN) in order to run
a credit check. We will handle this information with care and destroy it when
it's no longer needed.
Cosigners or guarantors
-We do not accept cosigners or guarantors.
We contact references, credit sources and run a credit/background check
- We may speak with current and prior landlords, current employer, and run a
credit check on all applicants. We will conduct the screening ourselves or hire
an independent tenant-screening firm, which may report on your credit history,
character, and background history (including evictions and criminal
convictions). We strongly urge you to access your credit report (you may get a
free report once a year) and check for and correct any inaccuracies, before
applying for this rental.
Financial responsibility-
We rent to applicants who have a history of financial responsibility. Our
primary means of evaluating an applicant's financial history is the credit
report. If you have a history of delinquent payments or accounts, unpaid debts,
or charge-offs (in which a retailer gives up on collection attempts), we may
deny your application.
Rental history - We rent to applicants who have a history of being good tenants; including paying rent on time, being considerate of rental property and neighbors, following all rental policies, and leaving rental property in good shape when vacating. We require satisfactory references from your prior and current landlord.
Minimum income – Each applicant’s gross monthly income (before deductions) must be two and a half times the monthly rent. We require that each applicant has been at their job (where income will come from to pay the rent) for a minimum of 90 days. We will verify each applicant's income by asking for their last two pay-stubs and may contact their current employer. If self-employed, we will require a copy of the last two year’s tax return, the two most recent bank statements, and require that your business have been established for the last three years. If retired, you will be required to demonstrate your ability to pay the rent by showing acceptable proof of income or other financial resources. All individuals over 18 years old will be screened.
Vehicles – Due to parking limitations, two vehicles are permitted on the premises and must be registered in the tenant’s name. Guest vehicles are not allowed on the premises for more than seven nights in any (30)day period to coincide with their stay, and must park in the two spaces located in the front of the property designated for guest parking, NOT in the carport. Working on a vehicle or storing a vehicle is not permitted.
Lawn maintenance – Mowing the yard and trimming bushes, are included.
Fireplace – Gas logs only, no wood fires in fireplace.
Smoking - This property is smoke free in all areas, including tenants rented spaces. Tenants and their guests must refrain from smoking on or near the rental property.
Holding deposit - If your application is accepted, we will ask you for a security deposit of one month’s rent, which will be required in full with the first month's rent when you move in. If you fail to move in after orally accepting our offer or signing a lease/rental agreement, the deposit will be applied to any damages, including lost rent and costs of re-renting, that we may suffer.
Pets – Only Cats are allowed, NOT Dogs. Two cats is the maximum permitted. Each cat must be spayed or neutered. We require that we see each cat as part of the evaluation. Each cat must be two years old or older. There is a non-refundable pet fee of $250.00, whether there is one or two cats. If your pet causes a disruption or damages the property, your tenancy may be terminated at the sole discretion of the landlord.
This property is residential use only (no home business), and each applicant
must have Legal status in the United States.
We will review applications in the order in which we receive them -We
will date and time stamp each application and begin the review process as soon
as possible. We will also note when we have completed our review process.
We will evaluate your application as soon as we can - The screening and evaluation process may take up to 10 business days. We will offer the rental to the most-qualified applicant, and if applicants are equally qualified, we will make an offer to the applicant whose application was received first. We will send written or email notifications to applicants whom we cannot accept.
